Initially, you must select “Explore Housing Options” in your plan. From here, you may be assessed for an SDA under the housing options package.
SDA Assessment Criteria for Participants: View our SDA Participant Checklist Here.
- The Participant has an extreme functional impairment and requires an SDA response
- The participant has very high support needs most appropriately met by an SDA response
In identifying these criteria in your case, the NDIS will also ensure that other things such as the following have been assessed and utitlised to their maximum potential/effectiveness before SDA is approved as a solution.
- Have suitable supports & pathways been attempted or successful?
- Do you have informal supports that contribute to your care?
- Are support coordination for viable supports and pathways assessed? This may include capacity building, assistance with daily living, home modifications or assistive techologies or life transition planning
Although a complex decision and assessment for each case, the SDA payments can make a considerable difference to those living with High physical support and complex needs.
These properties are available to participants with SDA approval or going through a review. If you would like to express your interest – or discuss your situation with one of our Disability Housing Solutions coordinators, please contact us here.

The final say on SDA Rules
The SDA Rules are the final word on what’s IN and what’s OUT.
The rules for SDA enrolment, eligibility and framework are agreed upon by all State and Federal Governments. The NDIA are allowed some flexibility to change some elements of SDA (such as pricing, some dwelling requirements and assessment tools), but largely, the decisions upholding these things are locked down.
You can view the legislation here: https://www.legislation.gov.au/Details/F2017L00209/Download
Also available on the NDIS website is a guide to SDA pricing. Here you can get a guide to your SDA payment expectations (although subject to change). https://www.ndis.gov.au/SDA-pricing-payments
