Common Questions About NDIS Disability Housing

Navigating the world of NDIS disability housing can be complex. Here are the most frequent questions we receive from families, support coordinators, and investors.

How do I know if I am eligible for SDA?

Eligibility is determined by the NDIS based on whether you have an “extreme functional impairment” or “very high support needs.” Generally, you will need a Functional Capacity Assessment from an Occupational Therapist to prove that a standard rental or family home cannot meet your safety and independence goals.

It is important to understand that they are separate. SDA (Specialist Disability Accommodation) refers to the physical home or “bricks and mortar.” SIL (Supported Independent Living) refers to the paid support staff who help you with daily tasks. At DHS, we are an SDA accommodation provider only – meaning we provide the home, but you have the total freedom to choose your own SIL provider.

Yes. Through Appendix H provisions, many of our homes are designed to allow participants to live with their partners, children, or friends while still receiving the necessary structural support. We believe that NDIS disability housing should support your relationships, not replace them.

For investors, SDA offers a unique “social impact” opportunity with long-term, NDIS-backed returns. Because we manage the SDA compliance and certification and coordinate with high-quality tenants, we help investors navigate the risks while providing much-needed homes for the community.

Most of the cost is covered by your NDIS SDA funding. Participants typically only pay a “Reasonable Rent Contribution” (RRC), which is usually 25% of the basic Disability Support Pension plus any Commonwealth Rent Assistance you receive.
